1. BOOKING
The sending of the on-line booking form confirms your acceptance of the terms and conditions
which are set out below and will be binding on all persons stated on the booking form.
The booking will then be confirmed with the agreed balance being due 10 weeks prior to your vacation.
If the full balance of the rental cost is not paid as in accordance with these booking conditions,
we reserve the right to cancel your booking. In these circumstances your reservation
deposit will be forfeited.
2. SECURITY/DAMAGE & DEPOSIT
A damage deposit in the form of a credit card swipe will be taken on arrival at check in at the Resort.
The premises will be inspected both before and at the end of each rental. The guest(s) are solely
responsible for any damages or breakages beyond "wear & tear" that may be caused to the property
and/or to it's contents plus any loss of items as are listed on our inventory. Upon arrival, the guest
should immediately report any damage or problems associated with the Villa to the on-site
Management Team.
The guests are responsible for the safe return of the key/s for the Villa at the end of your stay.
If the key is not returned or is lost, the cost of changing the locks will be deducted from the damage
deposit.
The Villa is designated as "No Smoking" and all guests agree to refrain from smoking within the
property although is allowed on Pool Deck. If it necessary that neutralisation for smoke odours
or any repairs due to burn marks be carried out then such charges will be taken from Damage Deposit.
3. CANCELLATIONS
Provided that we receive written notice of cancellation not less than 10 weeks prior to vacation date,
the signatory will not be liable to pay the full balance however the reservation deposit will be forfeited.
If the cancellation is received after 10 weeks prior to vacation then the signatory is liable for payment of
the full balance. If we are successful In re-letting the villa for all or part of the reservation period, then part
or full balance will be refunded.
4. RESPONSIBILITIES
All the persons stated on the booking form are responsible for the care of the Villa. Please ensure all
doors/windows are locked when leaving the villa. In order to keep rental costs down can you please
ensure that all doors/windows are kept closed whilst air-con is used. At the end of your vacation the
villa must be left clean & tidy.
5. PARTY SIZE
Everyone occupying the Villa must be listed on the booking form, including small children. All ages of
children up to 18yrs is also required and is Florida State Law that this info is disclosed. The villa must
not be sub-let and only persons as listed are permitted to stay in the Property. If there are further members
of family/friends that join your party then please ensure you inform me of this matter and your details can
be up-dated. The property is fully licensed for short terms rentals in Florida.
6. SMOKING & PETS
For the safety & comfort of all our guests smoking is NOT permitted inside the villa. No pets are allowed.
7. POOL & SPA
Our pool is regularly inspected, cleaned & maintained. In the event of any problems then please contact
the on-site Management Team.
It is advisable (not compulsory) to have Pool/Spa heat for stays between October - March. It is not
possible to have the Spa heated separately and pool heat will be required for this. If you wish the
pool to be heated for your arrival then you will need to pre-order this option. Should you decide on
arrival you want the Pool/spa heat afterall then you need to contact the management team who will
take payment for this and arrange for you (bearing that heating can take anything up to 24hrs to
reach optimum temperature).
8. WEATHER & CLIMATE
We have no control over the weather and cannot be held responsible for any adverse weather conditions
that may occur during your stay. Florida has a tropical climate and thus is ideal for both pests and humans.
Our Villa does have a monthly pest control program. To help eliminate any unwelcome visits we
recommend all door/windows be kept closed.
9. LIABILITY
We the owners and our Management company do not accept any responsibility whatsoever for death,
personal injury, accidents, loss or damage to persons or personal belongings however they may occur.
The use of the Villa and all of it's amenities including the Pool/Spa is entirely at the users own risk.
Children must be supervised by responsible adults at all times whether they be in the Pool/Spa or
elsewhere in the Villa. We and our Management Team cannot be held Responsible for any loss of rental
caused by any travel problem/flight delay/cancellation, industrial disputes or any events out of our control.
We cannot be held responsible for the sudden breakdown of any of the villa equipment however
please notify the Management Team immediately who will endeavour to rectify the problem as soon
as they can.
10. COMPLAINTS
In the unlikely event that you do have a complaint then please raise the Issue locally with the
Management Team who will investigate and attempt to resolve. If you are not satisfied that your
complaint is dealt with as you hoped then please put the complaint in writing within 14days of your
return home and forward onto Global Management Co and send a copy to Us. We cannot be held
responsible for any actions or omissions of the Management staff. Should you be dissatisfied with
our procedures in respect of bookings/admin then please inform us so we can improve on this service.
11. ARRIVALS & DEPARTURES
The villa will be cleaned & ready from 4pm on the date of your arrival. You must vacate by 10am on the
day of your departure. Should you wish this time extended then please speak to the Management team
who may be able to arrange a later time (at a small charge).
12. MANAGEMENT ACCESS
The Management Co should be allowed access at any reasonable time during your stay.
13. FORCE MAJEURE
As with any holiday, there maybe circumstances beyond our control, in which the villa may not be
available for your booking. Examples of this but not limited to destruction/severe damage.
Such forces are referred to as Force Majeure. In the event of this happening we will endeavour
to make alternative arrangements for the guests. If the alternative arrangements are not acceptable
then we will refund all money paid. This will be the full extent of our responsibility to you in such
circumstances, and we will not be responsible for any other costs caused by such cancellation.
14. CODE OF CONDUCT @ GLENBROOK RESORT
The actions of all members of your party should not interfere with the enjoyment of other holidaymakers
staying @ Glenbrook Resort. Please refrain from playing loud music or engage in activity that may cause
distress/inconvenience to others after 10.30pm and before 07.30am. In the event that any member
of your party behaves in such a way as to cause danger/distress or annoyance to any other
holidaymaker staying at Glenbrook, we the owners or our management team reserve the right
to terminate your rental agreement immediately and forthwith. We and the management team will
not be held liable for any costs caused by these actions, nor shall we pay compensation/refunds.
15. PRIVACY
Any info used by any visitors to this site or guests using the on-line booking form will not be passed onto
any third parties whatsoever and We will respect the privacy of our clients at all times.
